Apartment Prices in Lebanon 2026:

Apartment prices in Lebanon vary more by location than by anything else. The same 150 m² apartment can cost three times more in Achrafieh than in Tripoli or Zahle. This guide gives you the average price per m² in each main region, based on thousands of apartments currently listed on Vivadoo, and explains what pushes a price up or down.

Last updated: 2026. Prices are asking prices in USD from active listings, not final sale prices.

Beirut: the most expensive market in the country

Beirut holds the highest prices per m², led by Achrafieh, Ras Beirut, Verdun and Downtown. New buildings with a sea view, parking and a generator subscription sit at the top of the range. Older buildings in Mar Elias, Tariq el Jdideh or Badaro trade well below the city average.

Metn and Kesrouan: the family belt

Metn (Dbayeh, Antelias, Mansourieh, Broummana) and Kesrouan (Jounieh, Zouk Mosbeh, Kaslik, Adma) attract families looking for more space at a lower price than Beirut. Coastal towns cost more than mountain villages, and prices drop quickly as you climb away from the highway.

North Lebanon: Tripoli, Koura and Batroun

Tripoli offers some of the lowest prices per m² of any major Lebanese city, with large apartments in Dam w Farez, Mina and Azmi Street. Batroun has become a popular second-home market, so coastal apartments there are priced closer to Jbeil than to Tripoli.

What changes the price of an apartment in Lebanon

  • Floor and view: high floors with an open sea or mountain view sell at a clear premium over ground floors.
  • Building age: new or recently built buildings cost more, especially with elevator, underground parking and a reliable generator or solar setup.
  • Energy setup: solar panels and 24/7 electricity are now a major selling point and can justify a higher asking price.
  • Size: larger apartments usually have a lower price per m² than small ones in the same building.
  • Payment terms: sellers asking for fresh dollars in cash are often more flexible on price than those accepting instalments.

How to know if an apartment is fairly priced

Divide the asking price by the apartment's surface to get its price per m², then compare it to the median for its area in the table above. If it's more than 20% above the median, ask what justifies the gap: view, finishing, parking or energy setup. On Vivadoo, the Price check feature on each listing does this comparison for you against similar apartments nearby.
